Use restrictions for Twelve Oaks have been adopted to help ensure the enjoyment of the property by all residents.          The following are some high lights:

 

5.1.8    Prohibits trailers and tents.  Sheds or storage buildings require written consent of the committee (submit size, layout, materials, and design.)

5.1.10  No fence shall be erected on any unit without the written consent of the committee.

5.1.11 Calls for at least 2 street or shade trees per lot

5.1.15 No clothes, sheets, blankets, laundry, etc. shall be hung out or exposed on any property.

5.1.19 Hot tubs, Jacuzzis, etc. require written consent.

5.1.20 No commercial trucks, commercial vans, boats, boat trailers, or campers to be parked in the community.

5.1.27 Only household domestic pets, 2 maximum permitted per unit.  Also pets cannot run freely.

5.1.30 Only white or off-white draperies, sheers, or mini-blinds may be visible in any window from the exterior of the unit.

5.1.31 Unit owners may only park their vehicles in the garages and driveways serving their unit.

The board has the responsibility to enforce the covenants of the homeowners association.  In the event a homeowner would like an exemption to any covenant, it is suggested that they submit a letter to the board detailing their proposed project.  The board will obtain immediate neighbor input and make a decision based on the betterment of the neighborhood.

Allegheny County offers a tax break called the         "Homestead Exclusion Act"
